Agree that additional work and cost changes will be explained and approved before proceeding. A contingency is a planning reserve, not permission to spend an unspecified amount.

Include practical household costs

If this is your only bathroom, discuss the period when facilities may be unavailable and make a workable household plan. Ask about access, material storage and waste collection, especially in apartments or homes with restricted parking.
